KUALA LUMPUR - "Sejumlah 55,974 unit Rumah Mampu Milik Wilayah Persekutuan (Rumawip) melibatkan 89 projek telah diluluskan setakat 31 Ogos," kata Menteri Wilayah Khalid Abdul Samad.
Katanya daripada jumlah itu, sebanyak 9,254 unit iaitu 17 projek adalah dalam kategori 'siap', 23,256 unit iaitu 36 projek dalam proses pembinaan dan 23,464 iaitu 36 projek dalam kategori 'lulus perintah pembangunan'.
"Daripada jumlah projek yang telah diluluskan itu, sebanyak 53 projek telah dibuka penawaran melibatkan 35,266 unit dengan nilai keseluruhan dianggarkan sekitar RM9 bilion.
"Sebanyak 19,333 unit melibatkan 40 projek telah berjaya dijual manakala baki sebanyak 15,933 unit melibatkan 13 projek masih di peringkat awal permohonan," katanya ketika berucap pada majlis perasmian jualan dan permulaan kerja bangunan Rumawip Residensi Rampai II di sini, hari ini.
Katanya walaupun projek Rumawip merupakan inisiatif kerajaan terdahulu, ia tetap diteruskan oleh kerajaan Pakatan Harapan yang berpandangan ia sebenarnya berjaya dilaksanakan dan disampaikan kepada rakyat tanpa sebarang peruntukan langsung daripada pihak kerajaan.
"Walau bagaimanapun, kami juga turut akan melakukan beberapa pengubahsuaian dan penambahbaikan antaranya bercadang untuk meningkatkan kadar keluasan Rumawip kepada minimum 900 kaki persegi berbanding dengan hanya 700 hingga 900 kaki persegi seunit yang diluluskan kerajaan terdahulu," katanya.
Sementara itu, Khalid berkata Residensi Rampai II yang dibangunkan di atas tanah berkeluasan 3.08 ekar (1.232 hektar) bakal menawarkan dua blok kediaman berketinggian 35 tingkat bagi unit harga bebas dan 31 tingkat untuk unit Rumawip.
"308 unit kediaman Rumawip tersebut akan didirikan dengan berkeluasan 800 kaki persegi dilengkapi tiga bilik tidur, dua bilik air dan satu parkir berbumbung pada harga RM299,900.
"308 unit lagi dibuka untuk jualan dengan harga sederhana. Kesemua unit dijangka siap dalam masa 36 bulan iaitu menjelang tahun 2021," katanya.
Katanya selain usahasama dengan Dewan Bandaraya Kuala Lumpur dan Pancaran Nilai (M) Sdn Bhd, CRSC Group turut memberi subsidi sebanyak RM20 juta harga rumah pangsapuri kos rendah dan RM5 juta untuk membina dewan dan pusat penjaja untuk kemudahan penghuni, sebagai satu daripada program tanggungjawab sosial korporat (CSR) mereka. - Bernama
Kuala Lumpur: Sebanyak 53,246 unit rumah mampu milik Wilayah Persekutuan (RUMAWIP), dibina Kementerian Wilayah Persekutuan (KWP) iaitu 67 peratus daripada sasaran keseluruhan iaitu 80,000 unit.
Menteri Wilayah Persekutuan, Datuk Seri Tengku Adnan Tengku Mansor berkata, jumlah baru itu termasuk 308 unit RUMAWIP Residensi Rampai II, Taman Seri Rampai, di sini, yang dibangunkan Jun depan dan dijangka siap menjelang 2021.
Katanya, projek Residensi Rampai II yang berkeluasan 1.25 hektar itu menawarkan dua blok kediaman pangsapuri kos sederhana 35 tingkat dan 31 tingkat RUMAWIP.
“Sebelum ini, RUMAWIP Residensi Rampai mula diduduki pembeli pada 16 November tahun lalu yang dibina dalam masa dua setengah tahun saja iaitu tujuh bulan lebih awal dari jadual.
“Atas kejayaan itu, kerajaan berharap RUMAWIP Residensi Rampai II mampu disiapkan lebih awal termasuk kemudahan yang dirancang seperti kolam renang dan parkir kereta,” katanya pada Majlis Pelancaran Pecah Tanah RUMAWIP Residensi Rampai II di Taman Sri Rampai, di sini, semalam.
Menurutnya, RUMAWIP Residensi Rampai II dibina membabitkan kerjasama pemaju, Pancaran Nilai Sdn Bhd dengan Dewan Bandaraya Kuala Lumpur (DBKL) dan dijual pada harga RM300,000 seunit.
Turut hadir, Ketua Setiausaha KWP, Datuk Seri Adnan Md Ikshan, Pengarah Eksekutif (Perancangan) DBKL, Datuk Mohd Najib Mohd dan Pengerusi CRSC Group, Datuk Seri Lawrence Low Wui Keong.
Kata Tengku Adnan, Taman Sri Rampai adalah kawasan perumahan komersial yang matang dari aspek kemudahan dan menjanjikan peningkatan nilaian hartanah yang baik kepada pembeli RUMAWIP.
“Dijangkakan nilaian sebenar kediaman RUMAWIP ini boleh mencecah harga melebihi RM400,000 seunit.
“Saya harap orang ramai mematuhi moratorium yang ditetapkan dan meskipun sudah tamat tempoh moratorium itu, simpanlah hartanah itu untuk manfaat anak cucu pada masa depan,” katanya.
Federal Territories Affordable Housing scheme (Rumawip) Rampai Residences unit owners received their keys seven months earlier than scheduled.
At the recent key handover ceremony of the Rumawip Rampai Residences in Taman Sri Rampai, Setapak, Federal Territories Minister Datuk Seri Tengku Adnan Tengku Mansor said there would be more affordable housing projects in Pandan Emas, Bukit Jalil, Kepong, Keramat and Bandar Tun Razak.
Tengku Adnan cited integrated affordable housing developments found in the United Kingdom as an example for Rampai Residences.
“Rampai Residences is the first Rumawip joint-venture programme with the private sector.
“It has a unique system whereby half is sold as Rumawip units and the top floor, which has a size of 1,000 sq ft (92.9sqm) and above, are condominium units.
The Rumawip units were sold at RM299,000 per 850 sq ft (79 sqm) unit and share the facilities provided for the condominium, including the swimming pool and gym.
“We have nearly 50,000 units for Rumawip and the prices range from RM35,000 right up to RM300,000,” he said.
He also said there had been discussions to reduce the maximum price to RM260,000 for 850sq ft.
“Since October of this year, we have achieved a total of 49,463 units or 62% of our overall target of 80,000 units by 2020,” he added.
He said 26 projects had been offered to citizens since the Rumawip programme was implemented from 2013 to 2016.
“Some units have already been sold and there are still some in the screening application or sales phase such as Pandanmas 2 Residences, Kepongmas Residences and Puchongmas Residences.
“On top of that, the Kuala Lumpur mayor has also started on Council Homes in Sungai Udang, mainly for rental.
“There will also be a second set of Council Homes for youths at Razak Mansion as well as Kampung Keramat, where we are going to build Council Homes for young people who work in the service industry such as hotels and restaurants, and they can rent from us for about RM50 to RM80 per month.
The Rampai Residences, which began its first phase of construction on April 2014, was completed with Certificate of Completion and Compliance (CCC) in Oct 2016.
It covers 0.74 ha, with one block made up of 21 storeys and 322 units, of which, 161 units were reserved for Rumawip. 联邦直辖区部长东姑安南今早主持吉隆坡“南北住宅”(Residensi Rampai)工程建竣及移交钥匙的仪式上指出,该项房屋计划占地1.84英亩,是一座高21层,共有322个单位的高楼,其中161个单位是联邦直辖区可负担房屋。
他说,有关单位面积约850平方尺,售价是29万9900令吉,设有3间房、2间浴室和一个有盖泊车位。
有礼堂有盖停车场
“最独特的地方是居民可享受如公寓版的优质设施,包括健身设备、游泳池、休闲公园、育婴室、多用途礼堂、警卫团及有盖停车场等。”
他指出,该项房屋计划于2014年4月开始兴建,并于今年10月竣工,比预期提早7个月完成。
“我选择有潜能及良好表现的发展商,这是为了确保所有计划能比预期更早完成,以及提供人民一个优质的房屋。同时,我也希望人民能够珍惜政府所提供的惠民计划。”
东姑安南表示,从2013至2016年,联邦直辖区共推出了26项可负担房屋计划,并计划到2020年可建有8万间可负担房屋。
“截至10月为止,联邦直辖区共建了4万9463个可负担房屋,即62%。”
他也透露,明年将会陆续推出多项可负担房屋计划,地点包括在金香兰(Pandanmas)、武吉加里尔、甲洞、克拉末及敦拉萨镇等。

KUALA Lumpur City Hall’s “OSC 1Submission” procedure initiated in 2011 to cut red tape for developers when applying and submitting development plans have been further enhanced with the introduction of the “Attachment Programme.”
The programme involves the developer or the principal submitting person (PSP) working with officers from DBKL’s Town Planning unit to speed up the development process.
To ensure a smooth application process through the OSC (one-stop centre), a special work station has been set up for this purpose.
KL mayor Datuk Seri Ahmad Phesal Talib, who launched the work station at the DBKL headquarters on Friday said, while OSC 1Submission simplified the procedure and eliminate bureaucracy, the attachment programme with the PSP would help clear the air over any confusion or problems developers may face when applying and submitting plans for their respective projects.
The mayor said the PSP could be a draftsman, engineer or architect and they could do an attachment with officers from its Town Planning unit via a discussion, tutorial or coaching session.
The mayor added the system would not only help to cut red tape and save time, but would be transparent.
“The onus is now on the PSP to follow the guidelines for any project and if they break any rule or take the easy way out by not following procedures, they will be penalised,’’ Ahmad Phesal said, adding that the PSP could be taken to court, fined, or blacklisted.
“We just took one developer to court recently, an architect for not following City Hall procedures when constructing their project.
The mayor also cited the World Bank’s Doing Business report, which placed Malaysia 6th on its list of easiest places in the world to conduct business.
“Our ranking improved tremendously because we were able to cut down on red tape and save time. The current procedure involves 22 steps and a waiting time of 260 days, in accordance with the World Bank Doing Business Report.
City Hall have introduced a simple 10-step procedure through “OSC 1Submission” he added.

IPOH: A RM200 million six-star resort will be built on Pulau Besar, right in the heart of the world-famous Belum forest. The resort will be built on a 2,000ha site. The state government had given the land to Belum Island Resorts Sdn Bhd, a subsidiary of the CRSC Group, to develop it into an eco-tourism attraction and islandresort. The Belum forest is located about 200km from here. The project is divided into four phases. It will kick off with the construction of a RM60 million hotel covering an area of 400ha. The resort will be jointly built by Belum Island Resorts Sdn Bhd and world-renowned resort operator, Aman Resorts. Yesterday, a memorandum of understanding was signed between CRSC Holdings Bhd deputy chairman Datuk Lawrence Low and Aman Resorts executive director, Greg Sirois, here. The ceremony was witnessed by Menteri Besar Datuk Seri Tajol Rosli Ghazali and Belum Island Resorts Sdn Bhd chairman Datuk Mohd Yusoff Kassim.
